Black Friday is usually all about finding a great deal. Whether it's a new television, a pair of shoes or something you've had your eye on for months, the idea is simple, wait for the price to come down.
Property, however, doesn't quite work that way.
You won't suddenly see homes in Plettenberg Bay marked down by 50% for one weekend. But that doesn't mean there aren't opportunities for buyers around Black Friday. In fact, November can be a useful time to look at what's available and see where there may be a slight discount or room to negotiate.
Property doesn't really do Black Friday sales
Unlike retail, where a product can be reduced for a set period, property prices are influenced by a whole range of factors. The seller's circumstances, how long the property has been on the market, its location and condition, and current buyer demand can all affect the final price.
This is one reason why Black Friday promotions don't always translate easily to property. A 2025 Prop Data poll found that 67.4% of property practitioners felt Black Friday promotions don't work particularly well in real estate. Buying a home is also a much bigger decision than picking up a discounted item in a shop.
That doesn’t mean there aren’t opportunities, though. Some sellers are willing to get into the Black Friday spirit when the timing and circumstances are right, whether that means negotiating on price or offering another incentive.
Where buyers may find an opportunity
Sometimes, the best opportunities are found in properties that have already been on the market for a while.
A home that has been available for several months may have a seller who's more open to negotiating than someone who has only just listed. This doesn't mean the seller will accept any offer, but there could be a lot more room for a conversation.
This is particularly relevant in Plettenberg Bay, where properties can spend different amounts of time on the market depending on their location, price and appeal.
Don't get too caught up in the discount
It's easy to see a lower asking price and assume you've found a bargain, but there's more to value than the number on the listing.
Consider what the property is going to cost you once you've bought it. Does it need significant renovation? Are there maintenance issues? What are the monthly running costs? And does the location offer the lifestyle you're looking for?
A slightly more expensive property that's in excellent condition and well positioned may ultimately make more sense than a cheaper home that needs a long list of improvements.
This is especially important in a lifestyle market such as Plettenberg Bay. Buyers are often looking for more than just a house. Location, views, access to beaches and amenities, security and potential rental demand can all influence whether a property represents good value.
What about Plett specifically?
There can certainly be good buying opportunities in Plettenberg Bay around this time of year, but it's important to look at each property individually.
Some homes may already be attracting plenty of interest, while others may have been on the market for longer. Sellers who are motivated to move forward with a sale may be more willing to consider a reasonable offer, particularly if the buyer is in a strong financial position and ready to proceed.
This is where having a good understanding of the local market can help. Knowing what similar properties have sold for and how long homes have typically been on the market gives you a much better idea of whether an asking price leaves room for negotiation.
Start looking before Black Friday
If you're hoping to find a property deal this Black Friday, don't wait until the day itself to start browsing.
Take some time to look at what's already on the market, compare similar properties and keep an eye on homes that have been listed for a while. Having your finances in order and knowing what you can realistically afford will also put you in a better position if the right opportunity comes up.
Most importantly, don't let the Black Friday mentality rush you into a decision. A home isn't something you want to buy simply because it looks like a bargain.
It's about finding genuine value
There probably won't be a flashing "SALE" sign outside a Plettenberg Bay property this Black Friday, and that's not necessarily a bad thing.
The better approach is to look beyond the idea of a discount and focus on whether the property is fairly priced for what it offers. If you find the right home, in the right location, and there's a motivated seller willing to negotiate, you could end up with a very worthwhile deal.
After all, when it comes to property, genuine value is about a lot more than simply getting money off the asking price.
