Plettenberg Bay Leads the Small-Town Property Boom

Plettenberg Bay has seen some of the best growth in the small-town category, even leading the Garden Route market in terms of the uptick in overall values and transactions, driven largely by the post-Covid boom and a strong semigration trend. The market remains active with demand continuing to drive the area forward despite slowing due to the weaker economic climate.

Regarded as the “Jewel of the Garden Route”, Plettenberg Bay continues to captivate property investors and prospective homeowners alike. Its pristine Blue Flag beaches, lush indigenous forests, great weather, and laid-back cosmopolitan coastal lifestyle make it a highly desirable location.

There has been a steady flow of wealth to Plettenberg with a notable number of dollar-millionaires owning property in the town. Lightstone data shows that Plettenberg Bay boasts a high portion of valuable real estate, with nearly 75% of properties valued at over R3 million, and approximately 7% valued over R10 million.

The data further indicates that almost 40% of properties traded hands within the last five years as the town's popularity increased amidst the Covid-boom, attracting remote workers, retirees, holidaymakers, and working people from other provinces searching for a more relaxed lifestyle.

Plettenberg Bay's property market continues to perform well driven by semigration, remote work, and a surge in international buyers. The average transaction prices have stabilised around R4.7 million to R5.2 million. High demand and low inventory continue to favour sellers.

Following a strong 2025 which topped R2.8 billion in transactions (the highest volume and value since the 2021/2 boom period), the first half of 2026 shows transactions valued at R1.7bn were concluded at an average price of R4.7 million, with luxury homes averaging between R4 million to R8 million.

There has also been a notable shift toward higher price categories, particularly in the estates and for premium homes and locations. Properties over R5 million make up almost 30% of all sales while the R2 million to R4 million price range accounts for over 40%.

Overall sales volumes and values have risen significantly following record-breaking prior years where top-tier prices reached between R50 million to over R75 million. High-value properties in Plettenberg Bay achieve some of the highest property prices, second only to Cape Town’s Atlantic Seaboard.

Luxury properties remain in high demand, with hundreds of homes valued over R10 million. Activity for the first half of this year includes a handful of transactions over R20 million, primarily in Seaside Longships and the Brackenridge Nature and Whale Rock Beach estates.

The last 5-6 years have seen property prices rise notably, driven primarily by the post-Covid boom and sustained demand. The median freehold house price is up by 74% over the last five years and remains up year-on-year, although by a more modest 5%. The median price for sectional titles has doubled over the last five years and has remained stable year-on-year.

Secure estates now account for 39% of high-value property sales, with overall estate properties making up about 36% of the town's total property mix. Freehold estate properties transacted at around R5.2 million on average, while sectional titles in estates averaged R3.2 million. Non-estate freehold properties averaged around R5.9 million due to high-end sales over R15 million pulling up the average.

The buyer profile for Plettenberg Bay is dominated primarily by fifty-plussers, alongside younger buyers acquiring second homes or relocating as remote workers. Gauteng and local buyers account for roughly 30% respectively while Cape Town buyers make up around 12%, and international buyers about 20%.

Purchasing trends over the last few years indicate a notable shift to secure lifestyle estates. Plett is regarded as one of the finest locations to own a second home and is ideal for retirees, offering sunny summers, mild winters, essential local facilities, and convenient access to full city amenities in nearby George, located roughly an hour and a half's drive away.

The town also benefits from a healthy rental market where property owners can generate income when their homes are not in personal use, supported by strong tourism and high seasons that are usually fully booked out.

Sellers have achieved excellent prices over the last few years, but it is important to acknowledge that price growth has slowed notably over the last year with fewer, more selective buyers now active in the market. Accurate pricing is the strategic advantage for those looking to sell while overpricing could well hold back a sale.
